Opening & warm-up
How interviewers test your communication and preparation right from the start.
Walk me through your MEP fit-out career.
I've been an MEP engineer for seven years, four in Oman. Started in MEP design at an Indian consultancy, transitioned to contracting-side fit-out projects, and for the past three years I've been MEP engineer for fit-out projects at an Omani contractor. My remit: MEP design and execution for commercial fit-out projects (offices, retail, restaurants, hospitality). Mechanical engineering background plus electrical and plumbing coordination.

Behavioural (STAR)
Past-experience questions. Use the STAR framework: Situation, Task, Action, Result.
Tell me about a major fit-out.
Last year I led the MEP execution for a 3,000 sqm flagship retail fit-out: HVAC, electrical, plumbing, fire systems, integration with landlord systems. Three months from kick-off to handover. Live and operational. Fit-out MEP succeeds on tight coordination across trades.
Real fit-out delivery.
Describe a coordination issue.
Ceiling space was congested between HVAC ducts, sprinkler pipes, electrical trays, structural elements. Coordinated through 3D model review with all trades. Identified clashes; resolved before construction. Coordination during design saves significant rework during construction.
Coordination work.
Tell me about working with clients.
Fit-out clients are often commercial business owners; their priority is timely opening. I respect their commercial pressure. I'm responsive on issues. I'm direct on technical constraints. The relationship matters.
Client engagement.

Technical & role-specific
Questions that test your specific skills for this role.
Walk me through MEP fit-out.
Design review against landlord BMS and base building. HVAC: cooling load, equipment selection, ductwork, controls. Electrical: load assessment, distribution, lighting, power outlets. Plumbing: fixtures, drainage, hot water. Fire: detection, suppression where required. Coordination across trades. Construction sequencing.
MEP fit-out depth.
Describe HVAC for commercial fit-out.
Cooling load per fit-out usage (high for restaurants, lower for offices). Equipment selection per landlord chilled water vs DX. Ductwork sized and laid out within ceiling space. Controls integrated with landlord BMS or standalone. Commissioning rigorous. Comfort matters for occupants.
HVAC depth.
How do you handle landlord coordination?
Each landlord has fit-out guidelines. Tie-in points specified. Capacities confirmed. Permits per landlord. Construction access scheduled. Inspections per landlord process. Landlord relationship matters; fit-out without coordination produces friction and delays.

Situational
Hypothetical scenarios designed to test your judgement and approach.
A handover deadline is at risk due to MEP commissioning issues. What do you do?
Honest assessment. Mobilise resources for commissioning recovery. Communicate to client and contractor PM. Decision on go-live with caveats vs deferral. Fit-out delays affect business opening; structured urgency matters.
Crisis handling.

Cultural fit & motivation
Why this role, why this company, and how you work with others.
How do you work with finishing trades?
MEP rough-in happens before finishes. Coordination on access during finishes. Final outlet positions per finishes. Joint walkthroughs. Late MEP changes create finishing rework; coordination prevents.
Cross-trade work.

The final stretch. Often where deals are won or lost.
What are your salary expectations?
For a senior MEP engineer role on fit-out projects at an Omani contractor I'd target OMR 1,400 to 1,900 total package depending on project portfolio. Roles managing multiple concurrent fit-outs pay more. I'd expect project completion bonus and certification budget. I'm on 30-60 days' notice. Beyond pay I'd value the project quality and contractor reputation.
